How does it work?

When a buyer is on your brokerage website and is interested in seeing one of your listings they can click on the ShowingAlert icon to bring up an interactive calendar. On the calendar they can select a specific time to view the property. The buyer then enters their name, phone number, and e-mail address. They are also able to leave a note for the listing agent regarding the appointment request. This request is then delivered to a designated contact within your brokerage.

What times is the buyer able to request showings?

The buyer is able to request appointments from 9:00AM to 8:45PM. If they request a time that is less than 24 hours in the future, a message will appear saying "You have requested an appointment that is less than 24 hours away. This may be difficult for the agent to set up on short notice". They will still be able to make the appointment request. ShowingTime.com does not want to prohibit anyone from requesting to see a property, even on short notice.

What are the expectations of the buyer?

The buyer is expecting a phone call from a representative within the brokerage regarding the listing. They have provided a specific time and date when they are interested in viewing a specific listing. The buyer is made aware that they are only requesting to see the property, and they do not have a confirmed appointment. The buyer will also receive a follow up e-mail 24 hours after they made the first appointment request to confirm that someone within your brokerage has contacted them. If they have not been contacted another e-mail will be sent to a designated party within your brokerage informing them that the buyer has not been contacted.

What am I required to do?

This is a lead from a buyer who has committed to a face-to-face meeting with an agent to see a property at a specific date and time. Your job is to make sure someone within your brokerage contacts this buyer as soon as possible for the requested appointment.

What if I can't do the showing at the requested time?

You may want to have another agent within your brokerage show the listing to the buyer or another option would be to accommodate the buyer for a more convenient time. Qualify this buyer just as you would with any other type of initial inquiry.

What if the property is no longer available to be shown?

Contact the buyer and explain the property is no longer available and then recommend other properties that are similar to the one they had requested to see.

Will the potential buyer receive my name and phone number when they make a request?

No, the buyer will receive an email saying that their appointment request has been received and that someone within the brokerage will contact them.

What if the buyer's contact information is not correct?

In some cases buyers do make typos when they are entering in their personal information. If you are not able to reach the buyer through the given phone number, the next best option is to send the buyer an email.
